  Once you are cleared to close, the hard part is over. It's all downhill from here.

The first thing that we want to do is determine how much time that your lender needs to prepare your closing documents. Some lenders require 24 hours and some lenders require up to 72 hours.

Once you have determined when you would like to close you should notify your loan officer. He or she will then schedule the closing with the title company and order the closing documents to be prepared for that day.

Your loan officer should receive the closing documents at least a day before your closing. Once the closing documents have been received the final closing statement can be prepared. The final closing statement will reflect the exact amount of money that you will be receiving or need to bring to closing.

Once the closing statement is prepared your loan officer will review it with you to confirm that it is accurate. Your loan officer will confirm the exact amount of money that you will be receiving, or need to bring to closing.

If you are bringing money make sure to have a cashiers check for this amount. You can make a cashiers check payable to yourself, this way if you lose it no one else can cash it. Then at closing you will endorse the back of the check over to the title company.

Make sure to bring a photo ID to the closing.

You should be able to complete the closing in about 30 minutes.

After closing you will have a 3 day right to cancel the transaction. Once the 3 days have passed, the loan will become official and will be disbursed, your payoff(s) will be sent and any money coming back to you will be available at that point.
